There are golden nuggets of news to be found in many places and Rochester, MN is one of them. High-end home sales in Rochester have skyrocketed according to Certified Luxury Home Marketing Specialist (CLHMS) Lois Marris of Keller Williams Premier Realty. Marris indicates luxury home sales for 2011 have quadrupled over the 2010 numbers and that  news  has her excited about the future.

About Rochester

The Mayo Clinic and IBM have put this Minnesota town on the international map. It is not unusual for Rochester to see over 3 million visitors a year. Royalty, presidents, celebrities and others who enjoy a luxury lifestyle find their way to Rochester every year. When they come they bring a lot of spending money with them. The last visit by the Saudi Royal Family is said to have brought over $2 million to the Rochester economy.

Rochester residents have a higher education level than similar communities of the same size. All of that education warrants higher paying jobs as well. When you consider the high salary of a Mayo Clinic specialist or surgeon it is no wonder Rochester is a town enjoying a wealthy lifestyle.

Quadruple Sales in 2011

2011 Year-To-Date figures show 16 homes have sold in the $750,000 and up price range. This is almost as many luxury homes as the three previous years combined. But why have luxury home sales skyrocketed this year? According to Marris it is just a matter of timing. “Luxury home buyers have now recovered from financial losses they incurred in the 2008 stock market”, said Marris, “and are confident and secure again in their finances.” Marris also noted that the jumbo loan, which had all but disappeared, is available again. Low interest rates and lower list prices have also spurred the enormous growth in sales.

Luxury homes in Rochester currently range in price from $750,000 to $1,500,000. One of Marris’ favorite homes currently for sale is situated on Willow Creek Golf Course in SW Rochester’s Scenic Oaks subdivision. “I like to call this home ‘comfortable luxury’. It is designed for everyday living but there is nothing everyday about it.  November 2011 Rochester MN Real Estate Market Report

Rochester MN  had 142 new listings become available this past October, compared with 129 homes in October of 2010. This is a 10% increase in inventory for the month-over-month comparison. However, YTD listing inventory is down almost 10%.

October 2011 shows 114 homes accepted contracts compared with 97 a year ago. This is a positive 18% increase, a great step in the right direction. Additional good news is that 111 homes SOLD, or successfully closed their transaction in October 2011. This compares to 108 homes in October of 2010, for an 3% increase in unit sales. The homes which SOLD this past month were on the market for an average of just 127 days compared with 131days a year ago, a 3% difference and a welcome change for home sellers.

Year-to-date

The average sale price for 2011, single family/condo/townhome sales, is at $180,586. One year ago this average was at $176,232. We have a very welcome 2% increase in the YTD average sale price.

While October of this year showed a very healthy 127 average DOM, YTD we are at 136 DOM, up from the 2010 figures. The average list price to sale price ratio is at just 96%, up 1% from earlier this year but still down from our typical 10 year average in the 97-98% range.

So the Rochester MN market continues to move laterally. The “ups” tend to balance out the “downs” and we end up with a crazy kind of “stable”. We have no drastic data when we look at averages, when we take a closer look we can see some drastic activity.

When we look at what  has actually SOLD this past month we notice the sales under $100,000. There have been 280 homes SOLD for $100,000 or less in 2011, 25 in October. In 2006/2007 this was almost a non-existent market in Rochester. At the opposite end of the graph, homes at $500K and up, we see that there were just 20 homes sold in 2010 in this price range. This year we have sold 46, an astounding 130% increase. These home sales are pulling the average home sale up and balancing out the fact that we have had a staggering increase in homes sold below $100,000.

While the average home sale price is up 2% this year it is not necessarily  indicative of a recovering real estate market.  The drastic increase in home sales under $100K is balanced by a drastic increase in sales over $500K.  When we look at homes which were purchased in the years 2003-2005 and then sold in 2011 there is definite depreciation.

Great news does exist. If you are in the $300,000 and above price range and tried unsuccessfully to sell your home in previous years it is time to try again!  These homes are selling now. So homes unit sales are UP, listing inventory is DOWN and recent Days on Market (DOM) is decreasing. The local Rochester MN market is trying hard to improve and doing a fairly good job. We expect to see the same good news/bad news balancing act for several years to come, giving us a laterally moving yet stable market.
